Best real estate chatbots in 2026, compared by price and by work
Search for a real estate chatbot and you get a wall of "best of" pages written by the companies they rank. This one starts with the numbers: what the main 2026 options charge, what the price actually includes, and where each model stops working for a busy agent.

How to compare real estate chatbots without getting sold
Almost every option on the market answers the same three questions differently. Get those answers before you compare the monthly price.
- Is the monthly price the whole price? Several well-known products add a one-time implementation, onboarding or advertising fee on top of the subscription. A $99 month can be a $2,000 year one, and a $495 month can cost $1,500 before it starts.
- Who trains and maintains it? A self-serve builder hands you an empty bot and a help centre. A done-for-you service collects your listings, service area and FAQ, configures the conversation, tests it and keeps it accurate as your inventory changes.
- Which channels land in one inbox? Buyers open a website chat, send a Facebook Messenger message and reply to an Instagram story in the same ten minutes. If those three do not reach one conversation view with human takeover, you have three half-answered leads instead of one real one.
The 2026 price bands, side by side
Published US list pricing observed in October 2026, before annual discounts or add-ons. Treat this as a snapshot for orientation, not a quote — confirm current numbers and contract terms with each vendor before you buy.
| Option | Monthly | One-time | Model | Best fit |
|---|---|---|---|---|
| FwdSlash and similar self-serve builders | $20–$100 | None published | Self-serve: you build and train it | Testing whether website chat converts at all |
| Realty AI | $100–$250 | None published | Low-cost, partly managed | Agents who want a small entry price and will handle setup |
| Chatbot Solutions — DIY | $99.99 | Optional, offered separately | You configure it on our platform | Agents with the time to maintain their own bot |
| Ylopo | $295–$495 | $1,000–$1,500 | Managed lead-generation suite | Teams buying leads and messaging as one bundle |
| Chatbot Solutions — AI Growth System | $297 | $1,995 | Done-for-you, custom-trained on your listings | Agents who want it built, launched and maintained for them |
| Roof AI | $349–$749 | None published | Managed AI | Brokerages with steady enquiry volume |
| Structurely | $499 and up | None published | Managed AI inside sales assistant | Teams that want automated follow-up and nurture at scale |
| Chatbot Solutions — AI Business Autopilot | $597 | $4,995 | Done-for-you, broader system and more management | Teams that need wider scope and ongoing management |
| Typical agency custom build | $150–$400 | $500–$5,000 | Done-for-you, bespoke scope | Buyers who already know exactly what they want built |
Two things jump out of that table. First, the agency "done-for-you" band brackets our Growth tier almost exactly, so a custom build is a fair comparison rather than a premium one. Second, the cheapest tools are cheap for a structural reason: the work moved to you.
Where self-serve tools run out of road
A $20–$100 a month builder is a genuinely good first experiment, and we would rather you started there than bought the wrong thing from us. It stops working when the maintenance starts competing with your listings.
- Your inventory changes weekly. A bot trained in March answers March questions in October unless somebody re-trains it.
- Your answers get audited by clients. An unmanaged bot that invents availability or price is worse than no bot at all — it is a compliance problem with your name on it.
- Leads arrive on three channels. Most low-cost tools cover website chat well and treat social messaging as a separate project.
If none of those apply yet, a self-serve tool is the rational first purchase. The real estate chatbot template guide walks through what you would be building and maintaining yourself.
Where done-for-you earns its setup fee
Implementation is not a licence. It is the work of making the system useful: gathering your listings, service area, hours and FAQ; writing and testing the conversation; connecting your website, Facebook Messenger and Instagram into one inbox; and handing over a working system with a human takeover path.
That is what our three tiers price differently. DIY at $99.99 a month assumes you do that work yourself, with an optional paid setup if you would rather not. AI Growth System at $297 a month plus $1,995 once is custom-trained on your listings and managed for you. AI Business Autopilot at $597 a month plus $4,995 once adds the wider system and more ongoing management. Subscriptions carry a 12-month minimum initial term, and setup is billed separately from the subscription. Full detail is on the pricing page.
One honest limit: a chatbot answers from the information you approve. It does not read the MLS in real time unless a live data feed is part of your build. Any vendor claiming otherwise is worth a hard second question — ours hands off to a human the moment availability has not been verified.
Which option actually fits you?
- You have never used a chatbot and want to test the idea: start with the cheapest self-serve tool, one channel, thirty days. Then decide.
- Your listings change constantly and you will not babysit a bot: a done-for-you build. Compare what ours covers against the agency band above.
- You already pay a portal for leads: price the messaging suite as a bundle — Ylopo sits in that slot — and check whether the lead spend is what you actually wanted.
- You are a team with a shared inbox and a coordinator: a managed tier with human takeover, because someone already owns the conversation queue.
- You are paying a human answering service: read answering service versus AI chatbot and the answering service cost breakdown before you renew.
What to verify before you buy any of them
- Total first-year cost including any implementation fee, advertising fee or minimum term.
- What happens when your included AI usage runs out, and what the overage costs.
- Whether website, Facebook Messenger and Instagram share one inbox or bill separately.
- Who is accountable when the bot answers something wrong.
- How you cancel, and what the minimum term actually binds you to.
Ask those five questions of every vendor on this page, including us. The answers sort the options faster than any feature list.
